FAQs

What is a Dockominium?

Each slip will be owned individually, and all common areas will be owned by the Condominium Owners Association, in the Marina’s case, a Dockominium Owner’s Association.

What does my investment get me?

By purchasing a slip, you will own your requisite percentage of the common areas of the marina property. You are buying the space between the pilings. You will be issued a deed.

Is financing available, or can you recommend a lender?

There is no financing in place through South Shore Moorings.

How will slips be assigned?

The slips will be sold as available when the completed purchase agreement is received with the 10% deposit.

Is my deposit refundable if I change my mind?

No.

Will I pay for electric usage?

When you purchase a slip, the property management company will invoice you, on a quarterly basis, for electricity.

Will the marina be available throughout the year?

Slip owners will have year-round access to the marina. Facilities such as the office and restrooms, and use of water will not be available in winter months, due to potential freezing and damage. A portable toilet will be available during winter months.

Can I put a boat lift within my slip?

Yes. It is possible, at your expense, to add a boat lift to both the fixed (Dock E) and floating (docks A-D). This will be subject to Association approval, DNREC permitting requirements, and any necessary government approvals.

Can I run a charter business at South Shore Marina?

Pursuant to the declaration document, the rules of the Condominium Owner’s Association prohibit commercial activity within the community.

Can I live aboard my boat?

No. Occasional overnight stays are permitted.
